B\u011bl\u00e1 pod Bezd\u011bzem se stala zaj\u00edmavou lokalitou pro bydlen\u00ed d\u00edky nedalek\u00e9 Mlad\u00e9 Boleslavi, kter\u00e1 je l\u00e1k\u00e1 dob\u0159e placenou prac\u00ed ve \u0160kodovce. Na zv\u00fd\u0161enou popt\u00e1vku zareagovala spole\u010dnost Global Investment s.r.o. a za\u010dali v B\u011bl\u00e9 stav\u011bt bytov\u00e9 domy. Jako stavebn\u00ed materi\u00e1l si kv\u016fli rychlosti a jednoduchosti v\u00fdstavby zvolili Ytong.<\/strong><\/p>\n\n<\/div>\n\n<\/div>\n\n\n\nBytov\u00fd d\u016fm Terasy<\/h2>\n\n\n\n <\/figure><\/li> <\/figure><\/li> <\/figure><\/li> <\/figure><\/li> <\/figure><\/li> <\/figure><\/li><\/ul><\/figure>\n\n\n\n\n

Prvn\u00ed bytov\u00fd d\u016fm Terasy je u\u017e dokon\u010den a v\u0161ech 13 byt\u016f m\u00e1 sv\u00e9 n\u00e1jemn\u00edky. Investor toti\u017e byty neprodal do osobn\u00edho vlastnictv\u00ed, pouze je pronaj\u00edm\u00e1. Jedn\u00edm z d\u016fvod\u016f jsou i neust\u00e1le rostouc\u00ed ceny byt\u016f, meziro\u010dn\u011b a\u017e o 15 %. Zaj\u00edmav\u00e9 je to ale i pro samotn\u00e9 u\u017eivatele \u2013 \u0159ada z nich se za prac\u00ed st\u011bhuje pouze do\u010dasn\u011b a investovat do vlastn\u00ed nemovitosti zde necht\u011bj\u00ed.<\/strong><\/p>\nAutorem projektu je Ing. arch. Vladim\u00edr Ku\u010dera z atelieru Archa z Mlad\u00e9 Boleslavi, kter\u00fd nad I. np navrhl t\u0159i podla\u017e\u00ed, v nich\u017e jsou \u010dty\u0159i men\u0161\u00ed byty 2+kk (2. np) a dev\u011bt mezonetov\u00fdch byt\u016f 3+kk (3. a 4. np). Bytov\u00fd d\u016fm stoj\u00ed v prudk\u00e9m svahu se sk\u00e1lou, o kter\u00fd se op\u00edr\u00e1, Proto se 1. np s technick\u00fdm z\u00e1zem\u00edm a gar\u00e1\u017eemi stav\u011blo formou ztracen\u00e9ho bedn\u011bn\u00ed. Pro obvodov\u00e9 zdivo zvolil architekt ve spolupr\u00e1ci s investorem tepeln\u011bizola\u010dn\u00ed tv\u00e1rnice Ytong Lambda YQ tlou\u0161\u0165ky 450 mm. Maj\u00ed nejen vynikaj\u00edc\u00ed tepeln\u011bizola\u010dn\u00ed vlastnosti, ale Ing. Libor \u010capek, \u0159editel spole\u010dnosti Global Investment s.r.o. na nich oce\u0148oval p\u0159i stavb\u011b rychlost, p\u0159esnost a lehk\u00e9 zpracov\u00e1n\u00ed.<\/p>\n
\u201eJako investor a budouc\u00ed majitel sou\u010dasn\u011b chci bytov\u00fd d\u016fm, kter\u00fd je energeticky \u00fasporn\u00fd a kter\u00fd mohu postavit rychle a za rozumn\u00e9 pen\u00edze. To materi\u00e1ly Ytong beze zbytku pln\u00ed. Krom\u011b v\u00fd\u0161e uveden\u00fdch bytov\u00fdch dom\u016f jsem v B\u011bl\u00e9 pod Bezd\u011bzem stav\u011bl z tohoto materi\u00e1lu i p\u011bt \u0159adov\u00fdch rodinn\u00fdch dom\u016f a sv\u016fj vlastn\u00ed samostatn\u011b stoj\u00edc\u00ed rodinn\u00fd d\u016fm. A i tady jsem volil pro obvodov\u00e9 zdivo, p\u0159\u00ed\u010dky a p\u0159eklady produktu Ytong, ze stejn\u00e9ho materi\u00e1lu m\u00e1m dokonce i schodi\u0161t\u011b v dom\u011b. U bytov\u00e9ho domu Terasy je p\u0159\u00edstup do mezonetov\u00fdch byt\u016f \u0159e\u0161en\u00fd formou pavla\u010de, kter\u00e1 je kryta st\u00edn\u00edc\u00ed konstrukc\u00ed. A i tady jsem ocenil snadn\u00e9 uchycen\u00ed mark\u00fdz a st\u0159\u00ed\u0161ek, kter\u00e9 se pak osv\u011bd\u010dilo i u rodinn\u00fdch dom\u016f,\u201c \u0159\u00edk\u00e1 Ing. Autorem projektu dal\u0161\u00edho polyfunk\u010dn\u00edho domu a viladomu Na Str\u00e1ni, kter\u00fd je nyn\u00ed ve f\u00e1zi dokon\u010den\u00e9 hrub\u00e9 stavby, je libereck\u00e1 projek\u010dn\u00ed kancel\u00e1\u0159 ANTA \u2013 AG, s.r.o. V dom\u011b je krom\u011b 12 byt\u016f i m\u00edsto pro obchodn\u00ed jednotku. I tento d\u016fm je \u010d\u00e1ste\u010dn\u011b zapu\u0161t\u011bn do svahu, ostatn\u011b to napov\u00edd\u00e1 u\u017e jeho jm\u00e9no. V\u00fd\u0161kov\u00e9 \u0159e\u0161en\u00ed je navr\u017eeno tak, aby z p\u0159\u00edzem\u00ed mezonetov\u00fdch byt\u016f byl voln\u00fd v\u00fdstup na ter\u00e9n za domem, tj. v lev\u00e9 \u010d\u00e1sti je do svahu zapu\u0161t\u011bn\u00e1 obchodn\u00ed plocha a v prav\u00e9 \u010d\u00e1sti podla\u017e\u00ed s gar\u00e1\u017eemi a garsoni\u00e9rami, v\u010detn\u011b spojovac\u00edho kr\u010dku.<\/strong><\/p>\nSvislou nosnou obvodovou konstrukci podla\u017e\u00ed nad ter\u00e9nem (v cel\u00e9m p\u016fdorysu) navrhl projektant z p\u00f3robetonov\u00fdch zd\u00edc\u00edch blok\u016f Ytong Statik tlou\u0161\u0165ky 300 mm, kter\u00e9 jsou dopln\u011bny st\u0159edov\u00fdmi p\u0159\u00ed\u010dn\u00fdmi akustick\u00fdmi st\u011bnami z v\u00e1penop\u00edskov\u00fdch tv\u00e1rnic Silka tlou\u0161\u0165ky 300 mm od t\u00e9ho\u017e v\u00fdrobce. Jednoduch\u00e9 ztracen\u00e9 bedn\u011bn\u00ed monolitick\u00fdch konstrukc\u00ed tvo\u0159\u00ed vyztu\u017een\u00e9 nenosn\u00e9 UPA profily z Ytongu, kter\u00e9 minimalizuj\u00ed tepeln\u00e9 mosty.<\/p>\n
Zd\u00edc\u00ed bloky Ytong Statik d\u00e1vaj\u00ed konstrukci stavby pot\u0159ebnou nosnost a pevnost, v\u00e1penop\u00edskov\u00e9 tv\u00e1rnice Silka spl\u0148uj\u00ed nejen nejvy\u0161\u0161\u00ed po\u017eadavky na \u00fanosnost, ale poskytuj\u00ed i dokonalou protihlukovou ochranu. Maj\u00ed stejn\u00e9ho v\u00fdrobce i slo\u017een\u00ed, jako p\u00f3robeton Ytong, ale investorovi d\u00e1vaj\u00ed do rukou stavebn\u00ed prvky, kter\u00e9 vynikaj\u00ed jak \u00fanosnost\u00ed, tak i v\u00fdborn\u00fdmi akustick\u00fdmi vlastnostmi. Nav\u00edc umo\u017e\u0148uj\u00ed stav\u011bt velmi \u0161t\u00edhl\u00e9 konstrukce.<\/p>\n
\u201eByty polyfunk\u010dn\u00edho domu a viladomu Na Str\u00e1ni jsou ur\u010deny k prodeji a p\u0159evodu do osobn\u00edho vlastnictv\u00ed. Vyjma garsoni\u00e9r se jedn\u00e1 o byty, kter\u00e9 svou polohou a strukturou evokuj\u00ed bydlen\u00ed v \u0159adov\u00e9m dom\u011b. Budouc\u00ed majitel\u00e9 dostanou k dispozici kvalitn\u00ed nemovitost s d\u016frazem na modern\u00ed a ekonomicky nen\u00e1ro\u010dn\u00e9 bydlen\u00ed. Kombinace projektu evokuj\u00edc\u00edho \u0159adov\u00fd rodinn\u00fd d\u016fm s v\u00fdhodami bydlen\u00ed v bytov\u00e9m dom\u011b, tzn: \u017e\u00e1dn\u00e9 starosti se smluvn\u00edm zabezpe\u010den\u00edm dod\u00e1vek elekt\u0159iny, vody a tepla. \u017d\u00e1dn\u00e9 slo\u017eit\u00e9 vyb\u011bh\u00e1v\u00e1n\u00ed stavebn\u00edho povolen\u00ed a n\u00e1sledn\u00e9 kolaudace. V\u0161e bude p\u0159edem za\u0159\u00edzeno od investora stavby a budouc\u00ed majitel\u00e9 budou v\u0161echny sv\u00e9 z\u00e1le\u017eitosti dojedn\u00e1vat pouze a jedin\u011b s \u201aprovozovatelem\u2018 technologick\u00e9ho srdce budovy. Jako samoz\u0159ejmost bereme rozvody datov\u00fdch a sd\u011blovac\u00edch s\u00edt\u00ed, zabezpe\u010dovac\u00ed \u2013 kamerov\u00fd syst\u00e9m s pasivn\u00edm p\u0159\u00edstupem pro nov\u00e9 u\u017eivatele byt\u016f.
